  • Titus homes can be found in central yet affordable locations with great transport access and local amenities. We aim to be within walking distance to public transport and build on roads with ample street parking.

  • A sunset clause is standard practice when purchasing a home off the plans (OTP). Our agreements are purchaser friendly and include a sunset clause that favours the purchaser.

  • All Titus homes come with a freehold title, also known as a ‘fee simple' title. A freehold title is the most favourable form of land ownership in New Zealand and is also the most common.

  • All of our homes include outdoor living areas, which are typically comprised of a lawn area, decking and courtyard. If your home includes carparking, the carpark area will also form part of your total land area, which will be registered on your title.

  • Each project has an anticipated completion date, which we communicate clearly to all buyers. Due to our experience and proven track record, we consistently meet these timelines. We have built over 400 homes on time or ahead of schedule, and we're proud of our commitment to deliver quality homes promptly. Rest assured, we’ll keep you updated throughout the build process, giving you confidence to plan your next steps and finalise your move in date.

  • Purchasing a new build home includes many advantages. New homes are built to the latest standards with the latest materials, improving energy efficiency, reducing utility bills and general maintenance. You won't have to worry about any surprise repairs since everything is freshly built and under warranty. New homes are perfect if you are looking for a low maintenance, warm, dry, move in ready home.

  • A turnkey home is a home that is move in ready upon completion. With a turnkey home, the price is set upfront and fixed, so you know exactly how much the home costs and you won't be struck with any surprises. After your deposit is paid and the home is secured, there are no further payments required until the home is finished, which is when settlement occurs.

    Turnkey homes require little to no involvement after signing a sale and purchase agreement. We simplify the process, ensuring it's convenient and stress-free, while eliminating worries about construction, timelines, and budgets.

  • Yes, our homes are an excellent option for investors looking to purchase property for several reasons:

    Firstly, a portion of the interest paid on the mortgage for a new build investment property is tax-deductible. This can help lower your tax bill and make your investment more profitable.

    Additionally, our homes are designed to be low maintenance, with finishes that will withstand wear and tear, reducing the need for frequent repairs and other operating costs.

    Lastly, our properties are located in desirable neighbourhoods that offer strong potential for appreciation and rental income.

    Our homes are thoughtfully designed to be both stylish and functional, featuring modern features and amenities that cater to today's rental market.

  • Our homes are designed with specific floor plans and finishes that are pre-determined to optimise space. Depending on the timing of the purchase, we can provide some flexibility to allow for minor modifications to the floor plans and finishes. We understand that every homeowner has different needs and priorities and we are happy to work with you to achieve this where possible.

    Our homes are carefully designed with the needs of modern homeowners in mind, and we believe that our layouts and finishes offer the best balance of quality, style and affordability.

  • We require a 10% deposit (in some cases we may accept a staged deposit of two 5% payments) upon confirmation of the agreement, with the remainder to be paid upon completion of the home. The deposits are securely held in our solicitors trust account. No progress payments are required.

  • Every Titus home includes a 12-month minor defects remedy period and a 10-year structural and weather tightness warranty period in accordance with the Building Act. All chattels and building products used are brand new and include their own respective warranties.

  • Yes, we issue monthly build updates for all of our projects. Each month, these updates are emailed to our purchasers and are posted on our website, which can be viewed here.

    Alternatively, we post regular updates of our projects on our Instagram page and purchasers are able contact our team members directly via email.

  • Our homes are specifcially designed to provide a quiet living environment for residents. We use modern, industry standard acoustic ratings and utilise a Hebel® Intertenancy product for both fire safety and acoustic barrier characteristics. All windows and doors are double-glazed with aluminium framing, minimising outside noise.

  • Titus homes do not come with a body corporate.

    Some of our projects do incorporate a residents' association, which are put in place when its advantageous for the residents and when a project has 7+ homes within it.

    A residents' association helps to manage and maintain the common areas within the development. It will ensure the development is adequately insured and the common areas are maintained and kept tidy.

    Unlike a body corporate, a residents' association is controlled by the owners who have voting rights to appoint a new manager if they're unhappy with the budget or service. The cost of a residents' association is far less expensive than a body corp and includes your building insurance.
