To secure the home, you make a conditional offer on our sale and purchase agreement.
Note
Our conditional agreement is completely obligation free and if you want to cancel the agreement you can do so, and don’t have to provide a reason. We will email you a Docusign link to your specified email address, you need to click the link and follow the instructions to complete and sign the offer.
Note
Once you complete signing the agreement, we will email a copy to you and your solicitor. You will now have the home under contract and your property specific finance application will begin.
Our conditional agreement has been scrutinised by over 400 purchasers and their solicitors, during their due diligence and passed the test. Your purchaser conditions are for your benefit and are arranged in the following order to ensure you get finance approval before you incur any legal fees.

Finance Condition (Clause 39.1)
This agreement is conditional on the purchaser arranging finance on terms and conditions satisfactory to itself within ten (10) working days from the date of this agreement. This condition is Inserted for the sole benefit of the purchaser.
At this stage, you send your broker or bank the signed agreement so they can process your finance application.
Once you have your property specific finance approval, you can instruct your solicitor to confirm the finance condition and begin their due diligence legal review and advice.
Due Diligence Condition (Clause 39.2)
This agreement is conditional on the purchaser approving at its sole discretion all matters that it considers may touch, concern or affect the Townhouse or the commercial viability of the transaction within five (5) working days of the purchaser satisfying Clause 39.1 of this agreement. This condition is inserted for the sole benefit of the purchaser.
Once you and your solicitor are happy with the outcome of your review and investigations, your solicitor will satisfy the due diligence condition.
You have now officially purchased the home and your deposit will be payable. Your solicitor will assist you with payment of the deposit.
